I'm Looking to Downsize

If anyone is looking for an absolutely massive, 45 foot 3-axle *fixer upper* toy hauler with two fold down patios and a king sized bed I am selling mine. These go for over $80k in excellent condition.

Due to it having issues I will let it go for less than retail As-Is. This would be a great deal for someone needing a big toy hauler. It is too big for me and I am not able to enjoy it often.

I put $60k down on this when it was new.

This one needs a good bit of cosmetic work and some mechanical work (listed).

For that reason you would get a mega deal on this O.O

Here are the things that I know of that need work:

Awning fabrics need to be replaced.

Main awning doesn't go in or out; it's either a short or motor. It "clicks" when you use the button.

Missing rear awning (it never had one).

Gas furnace rarely comes on (electric turns on when it doesn't), I have a Siberian Husky, I think the sail switch may have fur on it.

The gas hot water heater works, the electric one doesn't turn on.

The fridge runs but does not cool. This happened when it lost power and the freezer contents melted.

The fabric accordion shades on doors damaged by dog.

1 or two of the blackout slide down shades damaged by dog.

The gas tank for the generator has some blockage that doesn't let you fill it (I think its some safety thing that got set that blocks the fluid from going in)

There are a couple scrapes on the roof but no holes that I know of.

The couch has some worn/scratched spots and probably needs to be replaced.

One of the loft bunk bed little bear mattresses is missing.

The electric fireplace under the TV stopped turning on.

There are scratches from dog on some doors and molding.

The rear driver side stabilizer foot I've operated with a drill it doesn't usually work electronically but sometimes does.

I am not aware of any water damage or roof issues.

Camper is currently located at a private, members only camping resort in Unadilla, Georgia. I do pay notes on this currently.
