RV Description

In my opinion, this is one of the best RV floor plans ever made.

This is the twin brother to the Rockwood 2109S—just 22 feet long with a base weight of 4,100 lbs. It’s compact, easy to tow (with the right vehicle), and incredibly well-built.
Why I’m Selling:
I had hoped to use it for local trips within a few miles of home. While I have access to a company truck, I wanted to tow it with my wife’s Highlander Hybrid, which is only rated for 3,500 lbs. After some consideration, I feel it’s just a bit too much for that vehicle.
Open to partial trades on something smaller plus cash.
This is one of the best units built in US, Rockwood/Flagstaff builds: all-aluminum framing, laminated fiberglass exterior, and the best suspension system in the RV world—Dexter Torflex axles.
This unit is in excellent condition and 100% ready to camp.
I’ve been in the RV industry for 10 years, now working in trailer manufacturing, and I know a good RV when I see one, which is why I bought this brand and layout.
I’ll even spend a few hours with the buyer going over setup, usage, and general maintenance to make sure you’re comfortable with everything.
THE GOOD: • No issues, nothing broken or any repairs needed. • Roof is in perfect condition. • Very low mileage (under 12K miles in 5 years).
Upgrades include  • TPMS system • Heated holding tanks • 15K BTU A/C • Slide topper • Heated mattress • Larger TV • New electric tongue jack • New shower wand/hose • New propane tank cover • RV Leveler Plus • Surge protector • Weight distribution hitch
THE NOT-SO-GOOD (FULL DISCLOSURE):
 • Still on original tires. They look fine, but I’d recommend replacing them for longer trips.
 • A few small tears in the awning fabric caused during cleaning. Awning works fine (just runs a bit slow) and is currently patched. No stains. I generally don’t recommend using awnings unless weather is calm—too easy to damage in wind.
 • Minor wear/cracking on couch armrests—common issue with RV furniture. The rest of the jackknife sofa is in great shape.
BONUS:
Comes with a bunch of extras: chemicals, cookware, small appliances, cabinet organizers, campsite lighting/decor, and more.
Let me know if you want to come take a look or have questions!
I am open to you hiring inspector or bringing it somewhere for inspection at your expense .
Clean Title in hand.
