RV Description

This unit is in good overall condition, and has been well-lived in!


Electrical, water, and stove/refrigerator all work well. See below for specific issues unique to this unit.

My mechanic is installing a new fuel pump and the motor will run, but the buyer must be responsible for the SMOG report.


It is stationary here at The Sands RV Resort in DHS.


My new park model will arrive around the end of November so it can be moved to another spot here (HIGHLY RECOMMENDED) or moved to your own site.


My RV has 49,000± honest miles on it and has been used as a great place to live since my wife passed away in 2022.


We put new tires on it about 6 years ago but they are in like new condition with less than 2,000 miles on them.


It has a new fuel pump and my mechanic will make sure the engine is running and the hydraulics work. I do not warrant it in any way, so smogging it here in CA or elsewhere is the buyer’s responsibility per the BOS. The Onan generator needs the carb cleaned out/rebuilt, as I rarely used it.


The basement air does not work (needs new or rebuilt compressors) so I simply added a high-capacity York Mini-Split that is both a heater and air conditioner — works great!


(However, the recirculating fan on the basement unit works well and I believe the LP heat works. No use for it since we live in the desert!)


The old furniture has been replaced with a power recliner, fireplace, 55″ Samsung TV, and side chair that is included.


The passenger chair has been removed and is in storage — you can reinstall it, or keep for the next owner.


Since this unit has not been on the road for 5 years, it does not have a current SMOG report. It is titled in Colorado in my wife’s name. As her husband, I will sign over the title subject to the Bill of Sale (BOS). The buyer will be responsible for transferring the title.


I recently replaced the motherboard on the water heater — works great in electric mode. I do not use the LP gas side so the buyer can switch it over.


It has a large microwave that needs service—it runs but does not heat. I recommend you install a new one, as Sears wanted $200 to fix it! I will include the small microwave under it.


Can be kept in The Fabulous Sands Resort upon approved credit!


When my new park model arrives, The Sands will permit this unit to be moved and set up in the park upon approval of the new owner’s rental application.


If you purchase it prior to my unit arriving, you can choose your own space, move the included porch, and get ready for a fun life here in The Sands.


We removed the carpet in the kitchen, bath, and BR and replaced it with nice tile, and the large area rugs are included.


When I installed the Mini-Split in the bedroom, we had to remove the mirror that was glued to the wall. As a result, I bought a large mirror to hide the scrapes from removing the mirror.


We got rid of the bench seating long ago so I use the dining table as my computer desk. It can easily be put back in the middle to accommodate 2 chairs. (My office chair is NOT included)


The pictures were all taken during the week of October 21. This has been my home since Jan passed and I have been happy with it and life here in The Sands.


The refrigerator works great, no leaks, some cosmetic issues but in all, a really nice home on the range or the road!


Computers, fire pit, deck chairs, and my cat are not included.

I am a messy man so I just took a few pictures to give you the “flavor” of my home on wheels! As you can see, it is currently hooked up to the mini-split. This was designed to be disconnected, removed from the electrical, and go. You will need to reinstall and hook up with fresh refrigerant.
