We were planning to take our upgraded mattress (Residential King Plush Beds Gel infused memory foam $1,400 value) with us so it is not included. If you're wanting it, we could add $1,000 to the price and buy a new one ourselves. Everything in proper working order. The only thing that is not 100% is that we had a flat tire about month ago and put our spare on which is a good Michelin tire, not a sub par spare knockoff. The hub cap doesn't fit as snug as it does on the other rim so you would probably want to swap it back to the original rim with a tight fit when you change tires.
